Renovating Houses for Sale: Which Rooms Should You Be Remodelling?

In 2017, 5.51 million homes sold in the United States.

If you’re thinking about putting your home on the market, it takes a lot to stand out in a crowd that large. It takes, even more, to stand out in the crowd and sell your home for a great price.

But it is possible.

Keep reading to find out the rooms you need to remodel if you’re renovating houses for sale.

1. Bathroom

When you remodel homes for sale, the bathroom should be your number one priority.

So how much value does a bathroom add to your home? Well, an addition of a brand new bathroom can add around $25,000 to the value of your home. And you can expect to receive about 60 percent of your investments back in remodels.

For minor renovations, start by upgrading your old bathtub for a walk-in shower and update your vanity. Then give everything a fresh coat of paint. If you really want to make an impression, replace the flooring with modern ceramic tile.

2. Kitchen

When selling a home, the kitchen can make or break a deal.

The first thing that people will look at when they enter a kitchen is the appliances. Make sure that you aren’t trying to sell a kitchen with appliances from the last century. Bonus points if your appliances are all matching stainless steel.

Beyond the appliances, focus on the cabinets and the countertops.

3. Master Bedroom

If your master bedroom is small and lacking a closet, you’re going to have a hard time standing out among the other houses up for sale.

To fix the size issue, consider combining rooms. If you have a smaller bedroom next to your master bedroom, take down the walls and expand the space. Use some of that square footage to create a large, walk-in closet.

Make sure that your flooring is consistent throughout the house upgrade from carpet to hardwood flooring for more value. Also, never forget a fresh coat of paint.

After you make a few of these upgrades, make sure you properly stage your master bedroom. An inviting but neutral bedroom is more likely to sell than a cluttered and dirty bedroom.

4. Unfinished Spaces

Does your home include any unfinished spaces, such as a basement or attic? If so, you are losing a lot of value if you don’t renovate this space.

Take advantage of that square footage and add on a bathroom, bedroom, or even a family room. Don’t let all that space go to waste.

If you’re worried about losing the storage area in the home, upgrade a small area with built-in shelves for organized storage space.
