You’re sitting at your desk typing through the day’s files, and you feel a drip on your hand. you shrug it off, but you feel another, and another. Where is the water coming from? You look up and see the ceiling is leaking. 

Roofing issues, especially in commercial buildings can seem like big problems to handle, but with any building, structural integrity is key to the longevity of the building. They do inevitably run into roof issues that can cause worse problems if not properly taken care of immediately.

Leaky Roof

The first is a regular roof issue no matter what building it is for, commercial or private. There are numerous reasons why your roof could leak, which include but are not limited to, gutter back up and holes, missing shingles, and debris falling on your roof.

Leaky roofs should be handled promptly, as they can lead to reduced structural integrity, mold growth, and attraction of bugs and other pests. 

Ponding Water

Ponding water is when water collects on a roof and has not been drained for a few days. It begins to accumulate and become stagnant water. It can cause a leaking roof, algae, and moss to grow atop the roof, as well as the other issues that come from a leaking roof.

Poor Maintenance

Poor maintenance can be just as detrimental to a commercial roof as the others on this list. 

Poor roof quality can be just about as dangerous as a leaky roof or ponding. If a contractor installed them poorly, your house can suffer damage from both the lack of good roofing and the effects of it. Be sure to utilize commercial flat roof repair when searching.

Shrinkage 

When a commercial building has a metal roof, shrinkage is a big roof issue that must be considered. When heated they will expand, but in places that feel regular cold weather, it will contract. 

The regular expansion and contraction can cause fixtures and binders to come loose or break entirely. Holes can also form in the metal roofing and cost significant amounts of money to fix.

Age

Sometimes a roof is simply just old and all these problems will come into play. Old roofs leak, often have weak structural integrity and have not been maintained adequately. 

Roofs should be replaced regularly every five years or so, and to keep from having the problems of an aged commercial roof, be sure to follow that rule of thumb, otherwise, you may have to pay more for water damage.
